Erin O’Neill, Assistant Vice President

Ms. O'Neill joined S.B. Clark Companies in March 2021 with a background in affordable housing underwriting, asset management and financial closings. She has extensive experience in analyzing LIHTC real estate transactions including financial modeling and risk and sensitivity analysis. Ms. O’Neill provides perspective around LIHTC investor sensitivities including negotiating and structuring transactions as well as working with developer partners to successfully manage deals through the closing process.

 Ms. O’Neill has 20 years of experience in affordable housing. Prior to joining S.B. Clark Companies, she was Vice President of Underwriting with Berkadia Affordable, previously Riverside Capital, where she was involved in underwriting LIHTC deals and managing the closing process with developer partners as well as ensuring the needs of Berkadia’s investor partners were met. Before Berkadia, Ms. O’Neill was with the National Development Council for 14 years, working in various roles supporting the national non-profit’s efforts in community and housing development across the country. She was involved in asset management of the LIHTC, Historic Rehab and Renewable Energy portfolios overseeing equity capital contributions, analyzing risk and capital accounts, including calculation and negotiation of exit taxes and disposition terms. While at NDC, she also analyzed and underwrote deals for their equity fund’s multi-investor funds, leading teams of legal, financial and development professionals through all aspects of due diligence and partnership agreements to successful financial closings. In addition, Ms. O’Neill was an instructor for NDC’s Rental Housing Development Finance Professional certification series of courses as well as various affordable housing webinars. Prior to NDC, Ms. O’Neill entered the affordable housing industry with Trammell Crow Residential, performing diverse roles in property offices, implementing training for onsite employees and overseeing LIHTC compliance across a Colorado portfolio.

 Ms. O’Neill serves on the loan committee for Impact Development Fund, a non-profit Community Development Financial Institution (CDFI) that delivers flexible capital to strengthen under-served Colorado communities.  She received her Bachelor of Science from Colorado State University and completed the Housing Development Finance Professional certification series through NDC.
